Vlorë is the third city of Albania and the start of the Ionian coast. The Bay of Vlorë is where the shallow Adriatic gives way to deeper, clearer water, with Sazan island and the Karaburun peninsula closing the horizon. The city has a long seafront promenade, the Lungomare, a working port, a university and a year-round population, which sets it apart from every resort village further south.

For a buyer that means a different product from the Riviera proper. Vlorë sells modern sea-view apartments in new buildings rather than villas, the season is longer because the town does not empty in October, and prices sit a step below Ksamil and the Sarandë waterfront. Our current releases here run from €1,700 to €2,300 per square metre.

What is being built

Two things define the new Vlorë. The first is a wave of landmark residential towers near the Lungomare, of which One Living by Madrid studio SelgasCano is the one we sell: 1+1 and 2+1 homes on colour-banded terraces a short walk from the promenade, from €1,700 per m². The second is Vlora Marina, a whole waterfront district on the seaport designed by Belgian practice XDGA around Albania's first marina, with more than 800 apartments, 150 Marriott branded residences and the first five-star Marriott hotel on the coast, delivering in phases from 2027.

Both are sold off-plan at a fixed rate per square metre with staged payments. Vlora Marina is priced on request and is a long-runway purchase; One Living starts near €115,000 and is closer to completion.

Getting there, honestly

Vlorë is about two and a half hours by road from Tirana International Airport. A new airport has been built for Vlorë but was not open to scheduled commercial flights when this page was written; its opening has been announced and postponed more than once, so do not count on it in your rental model until it is flying. The Llogara tunnel, open since 2024, has cut the drive south to the Riviera beaches to around twenty minutes to Palasa.

Who Vlorë suits

A buyer who wants new-build, a sea view and a town around them, with the Riviera within reach for the summer. It suits year-round or long-season letting better than the villages, and it is the natural choice if you want to spend real time in Albania rather than two peak weeks.

Is Vlorë on the Albanian Riviera?

It is the gateway to it. The Riviera proper starts at Palasa, twenty minutes south through the Llogara tunnel. Vlorë itself is a city on the Bay of Vlorë, which is why it has a longer season and more new-build supply than the Riviera villages.

Does Vlorë have an airport?
