If yield in peak season is the goal

Ksamil. The islands and beaches give it the strongest short-let demand in Albania and the highest nightly rates in July and August. The cost is the shortest season on the coast and prices at the top of the range, so annualise honestly. We have no vetted release there today and say so on the Ksamil page.

If you want a town that stays open

Sarandë. A real town on a horseshoe bay, a daily ferry to Corfu, Butrint twenty minutes away, and the longest season on the Riviera. Prices match Ksamil at the top of the range, and much of the hillside supply is older or unfinished, which is why we are selective. Details and the register-interest form on the Sarandë page.

If you want new-build now

Vlorë. The only one of the three with live releases today: One Living, a SelgasCano tower a short walk from the Lungomare from €1,700 per m², and Vlora Marina, a whole waterfront district around Albania's first marina. A city with a year-round life, and since the Llogara tunnel, twenty minutes from Palasa. The Vlorë page has the releases and the honest word on the airport.

The common ground

All three are bought in your own name for an apartment; the 200 m coastal rule only touches land and plots. All three are summer-led markets, Vlorë least so. Questions buyers ask

Is Ksamil or Sarandë better for rental income?

Ksamil for the highest peak-week rates; Sarandë for a longer season and a steadier year. If you will let for the whole year rather than the summer, Sarandë usually wins; if you want the maximum from July and August, Ksamil.

Why is Vlorë in this comparison at all?

Because it is where the new-build supply is, it is the only one of the three with a year-round city around it, and since the Llogara tunnel it is twenty minutes from the first Riviera beach. It is also the only one of the three where we have live releases today.

Which is cheapest?

Vlorë, on our current releases: from €1,700 per m² for a landmark building a short walk from the promenade. Ksamil and the Sarandë waterfront are the top of the Riviera range.
