The agency behind the label
Albania Housing started in the Netherlands, after years of walking international buyers through purchases in Spain, the Canaries and Thailand, and it now does one thing: Albanian property for people who cannot be on the ground themselves. The company is HOG Onderhoud Service B.V., Wijchen, KvK 99446405, trading as Albania Housing. In Albania it employs its own project managers, so the person who checks a building in Vlorë works for the agency, not for the developer. What this site adds
The main site covers the whole country in seven languages. This one is the Ionian south in English, a level deeper: Vlorë, Orikum, Palasa, Dhërmi, Himarë, Sarandë and Ksamil each get their own page with prices, season, what to check and what we can offer today. The live releases here are the same listings as on albaniahousing.com, where the full project stories, floor plans and films live.
Why some pages say we have nothing to sell
Because we do not list stock we have not checked, and on the Riviera that rules out a lot. Where we have no release that passes our permit and title review at a price we would put our name to, the page says so, explains the market anyway, and takes your details so you hear first when we do. We would rather lose the click than sell you the wrong building.
The fee, and who pays us
You do: 3% of the purchase price, as your intermediary, agreed before anything starts. No developer pays to appear on these pages or to be placed higher. The notary, the registration and a lawyer are separate lines, and small ones; the cost guide itemises them.
