Property for Sale in Sarandë (Saranda), Albania
Sarandë is the main town of the Albanian south, curved around a horseshoe bay and facing Corfu across the strait. Ferries run to Corfu daily, the promenade is lined with cafés and hotels, Lëkurësi castle looks down on the whole bay, and Butrint, the UNESCO-listed ancient city, is twenty minutes south. It is a town, not a village: the season here is the longest on the Riviera.
That combination is why Sarandë and neighbouring Ksamil sit at the top of the Riviera price range. Demand from foreign buyers is the strongest on the coast, supply is dense apartment blocks on the hillside and the waterfront rather than villas, and the ferry makes it the one Riviera town you can reach without a long drive from Tirana.
What we have in Sarandë today
We have no live release in Sarandë at the moment. This is the market we are asked about most often, and we are deliberately selective about it: much of the hillside supply is older or unfinished, and the waterfront trades at the top of the range. Register your interest and you hear first when we have a vetted release, and we can arrange resale viewings on a trip in the meantime.
Prices and yields, honestly
Sarandë waterfront and Ksamil are the most expensive addresses on the Riviera, roughly €1,000 to €2,000 per square metre for standard stock and above that for the front line. Well-run short-lets in the best positions target around 9% to 12% gross in a strong season before the 15% tax on net rental income and management. Sarandë's longer season makes that easier to hit than in the villages. Real figures by location are in Albania Housing's yields guide.
Getting there
Corfu airport, then the ferry across the strait, is the quick route from most of Europe in summer: the crossing is short and runs daily. By road from Tirana it is a long drive, four hours or more. The Llogara tunnel has made the coastal route from Vlorë faster, and the inland route via Gjirokastër is the alternative.
Sarandë questions
How much is an apartment in Sarandë?
Roughly €1,000 to €2,000 per square metre for standard stock, with the waterfront and the best sea views above that. Sarandë and Ksamil are the top of the Riviera price range.
Is Sarandë better than Ksamil for an investment?
Sarandë has the longer season and a town around it; Ksamil has the stronger peak demand and the more famous beaches. For a smoother year of rental income Sarandë usually wins; for the highest peak-week rates, Ksamil.
Can I get to Sarandë from Corfu?
Yes. Ferries cross the strait daily, and the crossing is short, which is why many owners fly to Corfu rather than Tirana in summer.
