Palasa is where the Albanian Riviera starts. Coming down from the Llogara pass, it is the first beach you reach: a long white shore below the mountains, facing the sunset, with the Ionian at its clearest. Since the Llogara tunnel opened in 2024 it is about twenty minutes from Vlorë rather than an hour.
It is also where the Riviera's most complete resort community sits. Green Coast, designed by EAA-Emre Arolat Architecture, groups villas and apartments in Mediterranean clusters on the slope above a blue flag beach, with seven five-star hotels, a 1.5 km beachfront promenade and the only shopping centre on the Riviera inside the masterplan. That infrastructure is the difference between Palasa and the smaller villages further south when you are letting a home you are not there to run.
Green Coast offers elite villas of 316 to 343 m² with private pools and sea-view verandas, individual and twin villas, and one and two-bedroom apartments, some with a private yard or pool. Prices are on request and vary widely by typology and position. Albania Housing models a conservative 10% gross on a well-run villa rather than a peak-week figure, with an 18% uplift to completion. Owners join a home exchange programme across the group's resorts.
Palasa is a summer place. The beach clubs, the promenade and the hotels run hard from June to September and quietly the rest of the year. Price a Riviera home on the season you will actually get, annualised against the empty months, not on a July weekend. The resort's year-round management and security is what makes an absentee owner's life workable here.

Green Coast is priced on request by typology, from one-bedroom apartments to elite villas of over 300 m² with private pools. As a Riviera benchmark, standard coastal stock runs €1,000 to €2,000 per square metre; a resort villa with a pool and hotel services sits above that.
Tirana airport to Vlorë is about two and a half hours by road, then twenty minutes through the Llogara tunnel. Sarandë, with its Corfu ferry, is further south along the coast road.
